Rental Assessments & Advertising
We will inspect and provide a current estimate of market rental income for your property. Your property will be advertised via this website and trademe free of charge. We can also erect a 'For Rent' sign on your property if you wish.
Showing your Property, Tenant Selection and Rental Agreements
Tenants contact us via our details on the advertisement listing. We will arrange a time interview the potential tenant and select them according to your preferences. All agreements and forms are signed by each party according to the Residential Tenancies Act 1986. Copies of these are provided to you, the tenant and ourselves.
We collect a minimum of 3 weeks rent as bond on each property and this is lodged with Ministry of Housing Bond Centre as required under the law.
Bonds are not released until a final inspection has been carried out and all parties are satisfied the property has been left in clean and tidy condition with no damage as it was when possession was taken.
Rents Collected, Monitoring and Mediation
Rents are checked on a daily basis via our online bank accounts. Should a rent payment not be made on the due date the tenant is telephoned and a formal 10-day notice to remedy is issued in writing if required. If no contact is made we will personally attend the property to resolve the issue.
We prepare all applications for dispute resolution under The Residential Tenancies Act 1986. We attend mediation and any Tenancy Tribunal hearing until the issue is resolved to a satisfactory level.
Financial Information, LAQC and Accountancy Help.
We send monthly invoices and spreadsheets detailing rents collected and payments made on your behalf. We can also assist you in LAQC (Loss Attributing Qualifying Company) advice and have qualified charted accountants on hand to provide further advice when required.

Property Maintenance
We organise maintenance on your behalf including cleaning, lawn mowing, plumbing and electrical services and general maintenance required to keep your property at your acceptable level.
